Wood Norton Apartments

The Wood Norton Apartments is a ground-up redevelopment project located in Philadelphia’s diverse Mt. Airy neighborhood. RHJ was brought in by the developer, Babylon Resource Management, who RHJ has partnered with on multiple projects in the region.

The building is a six-story residential apartment building featuring 50 units, with a mixture of one, two, and three-bedroom apartments. In addition to residential units, the building’s ground floor also features approximately +/- 10,000SF of Lobby, Covered Parking, and other resident & utility areas.

This project was able to be designed and permitted in a very expeditious manner due to some noteworthy & unique features. We were able to satisfy the City of Philadelphia’s License & Inspections building code requirements for Life Safety by implementing a separated structural system consisting of a concrete & steel “platform” at the buildings first floor, which is where the building common area and service program requirements are located (Lobby, Parking, Generator, etc.), together with lightweight construction for the five residential floors above, we were able to increase the building height to six stories.

Additionally, the building also features a green roof system that diverts rain water from the City’s stormwater system.
